Test your commute, the return trip after dark, parking, and walking routes before deciding that a hillside location fits your routine.
Property questions to investigate
Review drainage, retaining walls, foundations, slope conditions, decks, roof access, and the history of additions. Ask appropriate inspectors whether a geotechnical or structural review is warranted. Obtain property-specific insurance quotes early, including questions about wildfire underwriting, vegetation requirements, and any conditions of coverage. Do not assume neighboring homes have the same insurance options.
My advice for your next move
For downsizers, entry stairs, internal levels, laundry location, and delivery access can matter more than total square footage. For sellers, documentation of maintenance and permitted work can help buyers understand the home. I would price against relevant hillside comparables and the actual quality of the view, access, layout, and condition rather than rely on a citywide price per square foot.
