Northwest Berkeley: Oceanview, Gilman & Westbrae
By Oliver Davis · Berkeley neighborhood guide
This is the part of Berkeley I call home and a particular focus of my real estate work. Oceanview, the Gilman District, and Westbrae are nearby but distinct areas. Residential blocks, commercial corridors, former industrial spaces, and the connection toward the waterfront create very different settings from one address to the next.
Everyday life
Fourth Street is a shopping and dining destination in Oceanview. Gilman connects residential streets with West Berkeley’s businesses and creative spaces. Westbrae brings access to the Ohlone Greenway and the Gilman and Hopkins corridors. Walk the routes you expect to use: crossing a busy street can change how convenient a location feels.
Homes and tradeoffs
You will encounter older houses, small multifamily buildings, and other housing types, depending on the block. Compare the usable yard, parking, light, storage, and distance from active commercial or transportation corridors. For older homes, review foundations, roofs, drainage, electrical systems, sewer records, and the permit history of additions or an ADU.
My local approach
For buyers and downsizers, I focus on the practical daily routine: front-door access, stairs, errands, and how much house or yard you want to maintain. For sellers, I use recent relevant sales and the home’s actual condition rather than a broad Berkeley average. A thoughtful preparation plan can highlight useful space and character without turning your move into an unnecessary renovation.
