Berkeley Neighborhoods

By Oliver Davis · The French-American Realtor in the East Bay

Berkeley changes block by block. A hillside view, an easy trip to BART, a favorite shopping street, or a home with fewer stairs can lead you to very different parts of the city. I help buyers and sellers connect the neighborhood with the practical details of the property.

Explore your part of Berkeley

Northwest Berkeley: Oceanview, Gilman & Westbrae

This is the part of Berkeley I call home and a particular focus of my real estate work. Oceanview, the Gilman District, and Westbrae are nearby but distinct areas. Residential blocks, commercial corridors, former industrial spaces, and the connection toward the waterfront create very different settings from one address to the next.

North Berkeley, Northbrae & Thousand Oaks

North Berkeley offers several distinct settings, from North Shattuck and the Hopkins corridor to Northbrae and Thousand Oaks. Terrain, shopping access, and housing patterns change across the area. I help clients compare the actual streets rather than treating North Berkeley as one uniform market.

Berkeley Hills Neighborhood Guide

The Berkeley Hills offer winding streets, hillside architecture, paths, and outlooks that can feel very different from the flats. A view is only one part of the decision. I help buyers and sellers evaluate access, building condition, ongoing maintenance, and the everyday experience of living on a slope.

Downtown & Central Berkeley Neighborhood Guide

Downtown Berkeley brings BART, arts venues, dining, and proximity to UC Berkeley into a compact urban setting. The surrounding central residential blocks have their own character. I help clients distinguish the convenience of the location from the building-specific responsibilities that come with a condominium, apartment building, or older house.

Elmwood & Claremont Neighborhood Guide

Elmwood and Claremont connect College Avenue’s shopping streets with established residential areas and the transition toward the hills. They are related but distinct locations, and parts of the broader Claremont area extend into Oakland. I help clients compare the address, terrain, and property itself rather than rely on a neighborhood label.

South Berkeley & Lorin Neighborhood Guide

South Berkeley includes varied residential streets and the Lorin district around the Adeline corridor. Ashby BART, local arts, and a mix of housing types are part of the area’s setting. I approach it block by block, with attention to the property’s condition, its surroundings, and how you plan to use the home.

How I help you compare

We look at actual walking routes, traffic and sound, stairs and entry access, maintenance, insurance, permits, and comparable sales. For downsizers, I pay particular attention to single-level living and the trip from the front door to the places you use most.
