Berkeley Market Update: September 2026

By Oliver Davis · Published October 23, 2026

Berkeley real estate is hyperlocal. A citywide number gives us context, but the useful question is how homes like yours are performing—on similar streets, with similar condition, layout, and access.

The September snapshot

For the three months ending September 2026, Redfin reports a Berkeley median sale price of $1,411,328, up 0.8% from the same period a year earlier. Its report shows 15 days on market versus 16 a year earlier, and a median sale price of $902 per square foot, up 2.6% year over year.

These are Redfin’s published all-home-type indicators, based on MLS and/or public records. The report describes a rolling three-month period; these figures are not a September-only, single-family MLS export. Different property types and data windows can produce different results.

My perspective for sellers

I would use this snapshot as a starting point, then study the recent comparable sales closest to your home’s actual features. A renovated house, a condominium, and a hillside property can face very different buyer questions. Preparation should answer those questions: condition, usable space, light, access, and the work a buyer may need to take on.

For buyers and downsizers

Compare the full cost and daily experience of each option. In the flats, walk the route to shops and transit. In the hills, test stairs, driveway access, and your commute, and obtain property-specific insurance information early. A smaller home is useful only if the layout and location support the life you want.

What is your home worth today?

A median is not a valuation of your property. I can prepare a focused comparison for your Berkeley home and help you decide which preparation steps deserve attention before a sale.
